Use contractor quotes for each item. A 10–20% buffer covers surprises such as hidden wiring or plumbing; older homes need the higher end.

Example scenarios

  • Kitchen RM15,000, bathroom RM8,000, painting RM4,000, electrical RM3,500

    RM30,500 in quotes plus a 15% buffer.

Understanding the numbers

How the figures above are worked out — the rules, rates and reasoning behind every line.

Estimates only. Results are for planning purposes and may differ from official figures. Confirm against the relevant authority before making financial decisions.

Budget from quotes, not averages

Renovation prices vary hugely by location, contractor and finish, so per-square-foot averages are a poor guide. List each job with a real quote and the calculator adds them up.

Then add a contingency buffer. Hidden problems such as old wiring, leaking pipes or termite damage often only show up once work starts.

Before you start

Get at least three quotes for each major job, and make sure they cover the same scope.

Check your strata or council rules: structural changes and some exterior works need approval.

Agree a payment schedule tied to completed stages, not large upfront payments.

Frequently asked questions

How big should the buffer be?

10% is a minimum for a newer home; 15–20% is safer for older homes or major work.

Can I finance a renovation?

Options include a personal loan or a top-up on your home loan. Home loan rates are usually lower, but the debt runs much longer.
