Understanding the numbers

How the figures above are worked out — the rules, rates and reasoning behind every line.

How much house can you afford?

Banks decide what you can borrow mainly from your debt service ratio (DSR): the share of your income that can go to loan repayments.

We work backwards from the installment you can support to a maximum loan, then to a property price after your down payment.

How this is calculated

Affordable installment = income × DSR − existing commitments. We reverse the loan formula to find the maximum loan that installment supports, then divide by the margin of finance to get the property price.

A higher DSR, longer tenure or lower rate all raise how much you can borrow.

Borrow within comfort

The maximum a bank allows is not always wise to take. Leave room for rate rises, maintenance and life, and aim below your ceiling.

Frequently asked questions

How much home loan can I get in Malaysia?

It depends on your debt service ratio. Banks typically allow total repayments of around 60–70% of your income, minus your existing commitments, then size the loan to that installment.

What is debt service ratio (DSR)?

DSR is the percentage of your income that goes to all loan repayments. Most banks cap it around 60–70%, though it varies with income and credit profile.

How big a down payment do I need?

Banks usually finance up to 90% of the property price for your first two homes, so plan for at least a 10% down payment plus stamp duty and legal fees.
