Borrowing tips

  • Longer tenure spreads payments but increases total interest significantly. Try shortening if possible.
  • Monthly payment is high relative to typical salary. Ensure this fits comfortably in your budget (aim for <40% of monthly income).
  • Reducing-balance method: Interest decreases monthly as principal reduces. You pay less interest than flat-rate at same tenure.
  • Large loan amount. Even small rate differences compound significantly — lock in the lowest rate available.
  • Early repayment: Making extra payments towards principal reduces total interest and loan tenure. Check if there are prepayment penalties.
  • Fixed vs floating rate: Fixed rates protect you from increases; floating rates may drop but can also rise.

Understanding the numbers

How Malaysian home loans work

A home loan (mortgage) is repaid on a reducing-balance basis: interest is charged on what you still owe, so as your balance falls, more of each instalment goes to principal.

Banks finance up to 90% of the property price for your first two homes, so you typically pay at least a 10% down payment upfront. Interest rates vary by bank — the default here is indicative only.

How the repayment is calculated

Your loan amount is the property price minus your down payment. The monthly instalment is then spread over the tenure (up to 35 years) using the reducing-balance formula.

A longer tenure lowers the monthly instalment but increases the total interest you pay over the life of the loan.

Costs beyond the instalment

Buying a home also involves stamp duty on the loan agreement (0.5% of the loan), legal fees, valuation and MOT stamp duty. Budget for these on top of your monthly repayment.

Frequently asked questions

How much can I borrow for a house in Malaysia?

Banks typically finance up to 90% of the property price for your first two residential properties, subject to your debt service ratio (DSR) and credit profile.

What is a reducing-balance home loan?

Interest is calculated on your outstanding balance each month. As you repay principal, the interest portion shrinks and more of your instalment reduces the loan.

Does a longer tenure save me money?

No. A longer tenure lowers the monthly instalment but you pay more total interest. A shorter tenure costs more per month but less overall.
